FHA Mortgages. Borrowers with credit scores less than 500 are not eligible for Federal Housing Administration insured mortgage financing, according to the new credit score and loan-to-value (LTV) requirements. These are the latest in a series of changes to allow the FHA to manage its risk better while continuing to support the nation''s housing recovery. Under the changes, new borrowers seeking FHA insured loans will need a minimum FICO score of 580 to qualify for FHA''s 3.5% downpayment program. New borrowers with credit scores between 500 and 580 will be required to provide a 10% downpayment, and borrowers with credit scores below 500 will no longer qualify.
The FHA is also proposing to reduce seller concessions from 6% to 3% and tighten underwriting standards. Borrowers with a credit score between 500 and 579 can receive up to 90% LTV from FHA for a single-family mortgage while any borrower with a score 580 or above is eligible for maximum funding. 100% financing is available to borrowers using Mortgage Insurance for Disaster Victims with no downpayment, as long as their credit score is above 500.
